<li>All units require a lease. The standard lease is twelve months. Short term and summer leases are available for those renting a room. A lease may be broken (by the tenant) for any reason at any time by giving 30 days written notice from the first of a month. The only penalty would be the forfeiture of the lease deposit. Breaking the lease will not affect a tenants future credit history and will not result in a negative recommendation from us to future landlords calling for rental references.</li>

<p><strong>NOTE: </strong>If proper notice is given the tenant is NOT responsible for the remainder of the lease whether or not the unit is re-rented. Nor is the tenant responsible for re-rental expenses, including advertising, or paying the difference if the unit is re-rented for less than the original tenant was paying, provided proper notice is given. If notice is given less than 30 days prior to a rental period or in any form other than written notice the current tenant will be responsible for paying rent until the unit is rented. The tenant will also be responsible for paying the advertising expenses and paying the difference if the unit is re-rented for less than the original lease amount for the remainder of the first lease if proper notice is not given.</p>"
